Leave the A11 above Newmarket and take the A14 (signposted Bury St

Edmunds), continue on the A14 until you reach Bury St Edmunds, taking the A143 (signposted Diss). Follow this road for approximately 33 miles. You will come to a right hand turning signposted for Flixton and Homersfield – the B1062, turn into this road and continue straight on for approximately 2 miles until you enter Flixton. At the sweeping bend take the first turning right in to

Church Road (if you see the Flixton Buck on your left you have gone too far!).

Pass the village hall on your right. Just after the hall, take the road that leads off to the left, signposted St Peter’s brewery. After passing the church on the left, The Old Rectory is approximately 200 metres on the same side of the road. There is a sign. The Old Rectory is accessed via an unmade track- the turning into the track is quite sharp. Proceed to the top of the track and The Old Rectory is straight ahead of you.

Leave the A12 when it is signed for the A14, continue on the A14 (towards Needham Market) for 8 miles, and then join the A140 (towards Diss), after 16 miles, you should turn onto the A143 (signposted Yarmouth). Follow this road for approximately 11 miles. You will come to a right hand turning signposted for Flixton and Homersfield – the B1062, turn into this road and continue straight on for approximately 2 miles until you enter Flixton. Proceed to the top of the track and The Old Rectory is straight ahead of you.

Leave on the A146 towards Lowestoft, turn right on to B1332 signposted Bungay. Continue for approximately 13 miles, heading towards Bungay. You will then come to a roundabout – take the 3rd exit onto A143 and at the next roundabout take the first exit in to Broad Street and at the next roundabout take the 2nd exit into Trinity Street, proceed along this street and ignore the first turning on the right and bear right after about 200 metres. Go to the end of the road (past the library on your left) Turn left at the end of the road and continue until you see a right turning signposted Homersfield. Turn right here and head straight on for around 2.5 miles when you will enter Flixton.

When You Arrive

Check in time is 3pm- with up to 5 cottages to clean and get ready, our cleaning ladies have a demanding task!

Sometimes the cottages can be made available earlier than this if there has not been a guest occupying it the day before so it is always worth giving us a ring or dropping us an e-mail if you think you might arrive early. Alternatively, if you are arriving early, have a look at the “local area guide” section. We’ve listed lots of things you can do around the area while you’re waiting to check in.

When you arrive please come to the front door of The Old Rectory and we will show you to your accommodation and show you where to park. We usually offer you a cup of tea or coffee after your journey- but if it is hectic and we forget, please ask!

We will pretty much always be around, in the main house during the day, so if you need us just call us by phone or come to the door & we will try to answer your questions.

If you arrive before check-in, don’t worry – there’s lots to do! Why not visit Bungay and do any shopping you need? That will give you more time to relax once you’ve checked in!

You might also like a cup of coffee or tea in Bungay after your journey and maybe a piece of a cake or a scone!

Appliance Instructions / Information

All manuals for the electrical equipment and appliances are in the middle drawer of the unit to the left of the sink.

The fridge/freezer: you shouldn’t need to adjust any settings. If you run into any difficulties (e.g. it’s not cooling efficiently) please let us know.

The hob and oven: the hob is a four ring electric hob, and there is an electric oven and grill. When grilling please leave the door open.

The lodge is heated by electricity and heating & water is programmed according to the seasons- In accordance with our commitment to the Environment, we set the thermostat at 18 degrees centigrade, which should ensure that your cottage is comfortably warm. There are both radiator thermostats and a room thermostat so that you can adjust your cottage for your own comfort, but please bear in mind the higher the temperature, the more energy you use!

Since the on-set of Covid, guest access to the washing machine in the cabin has had to be temporarily suspended as guest safety is paramount. In it’s place we are able to offer guests a (free!) 24 hour return laundry service. Please ask Jeannie for further details.

There is a Firestick in your cottage; this converts your normal tv to a smart tv.

You’re able to view the free programmes on Amazon Prime. If you have a subscription with pay for service you will need to bring your subscription details & passwords such as Netflix.

Instructions to use:

  1. Turn the TV on
  2. Press the HDM1 button
  3. Select ‘Guest’ from menu

A list of channels will appear for you to choose from.

Click on Amazon Prime and you will be able to access any of the programmes that are included in our subscription

Other Information

No, you are welcome to explore both the field and the orchard as well as the garden. Our field has a large unfenced pond which is very deep in places – care should be taken if you are walking near it.

Frequently Asked Questions

The Old Rectory was built in 1872 and is believed to be the 3rd Vicarage that the village has had. We bought the property in March 2005 and we are the 3rd owners since the diocese sold the property in 1991.

The orchard which comprises apples, pears and plums was planted between 2006 & 2009. All of the apple trees are from the Victorian period or earlier.

Although we have never weighed them, we obviously get a lot of apples! They are used in a variety of ways- eating for breakfast every day, used in our daughter’s restaurant in the various dishes she prepares, and as you can imagine there are quite a few left over to make apple pies!

The pond is some 80 feet from side to side and has deep, shallow and boggy areas which we have planted so that it will provide habitats, cover, food and perches for a wide range of creatures attracted to The Old Rectory. It is manmade and is lined with naturally occurring puddled clay from our field, rather than a plastic liner.

We recycle paper, cardboard, tins, plastic and glass bottles, batteries and silver foil and garden waste. Compost caddies are provided in our cottages and there is access to compost bins. When building we use recycled materials when possible. We provide shopping bags in the cottages to avoid using disposable bags.

We have installed water butts and we use the recycled rainwater for the garden and vegetable patch.

We re-use office paper, plastic bags, feed bags etc and try to keep refuse to a minimum.

We use phosphate & chlorine free cleaning materials to avoid the risk of damaging animal & plant life

Kitchen roll etc is made from recycled paper.

We provide 100% degradable refuse and waste bin sacks for your use for refuse that cannot be recycled.

Guests with dogs are provided with a supply of bio degradable disposal bags.

We have opted for electricity produced from renewable sources. We make regular reviews of electricity prices and suppliers from renewable sources.

Thermostatic valves on radiators save energy.

To conserve energy we have replaced all light bulbs, with low LED bulbs.

We line dry washing where possible.

We have installed efficient oil-fired boilers, which we ensure are regularly serviced.

When purchasing new electrical appliances we ensure they are energy efficient.

We use e-mail & our website to promote and administer Old Rectory Cottages where possible, reducing the amount of paper used.

Binoculars, books, maps and guides are provided for bird-watchers, walkers, nature-lovers etc. Birds are encouraged with nest-boxes and bird baths and year-round feeding in the garden.

We continue to plant native hedging and trees to attract birds and other wildlife.

We also encourage other wildlife by creating dead wood piles and using insect attractive plants.

We have created a large wildlife pond, which is lined with naturally occurring puddled clay rather than a plastic liner.

Our fruit orchard which we began to plant in 2006 is managed in a traditional manner. We have planted a range of fruit trees (apples, pears & plums) on half standard rootstocks which are grown in unimproved grassland. Now mature, the trees create ideal food sources and habitats for other wildlife to use, such as mosses and lichens, fungi, and numerous species of mammals, insects and birds.

We have developed an area of the field as a wildflower area and in our field & orchard we try to follow a mowing programme that is sympathetic to plants & wildlife.

We try to minimise the use of chemicals in the garden.

We comply with the requirements of environmental legislation and approved codes of practice and have minimised our risk associated with environmental and social emissions.

We are happy to show guests around and talk about what we’ve done and other nature conservation projects we are planning.

We shop locally for our meat and vegetables and buy as much British food as possible.

We make it easy to minimise the use of the car during your stay. There is plenty of information giving details of local attractions, activities and nearby walks, as well as timetables for local buses

We promote local food suppliers to our guests and provide a welcome basket for them to sample local produce.

Local workers are used for all building & maintenance work to the cottages.

We involve ourselves in local community activities and enterprises.

We hope that guests will support us in an effort to conserve energy, by simply turning off lights that are not needed, ensuring that the heating thermostat is not unnecessarily high, and we ask that guests use water considerately.

We encourage guests to recycle and provide facilities to recycle glass, cardboard, paper, tins and plastics.

We encourage guests to shop locally and to visit local pubs and restaurants.

We provide bags for guests to use for shopping instead of plastic bags, please ask if you would like to borrow one or more

We ask guests to follow our suggestions for the disposal of various types of waste so that they cause minimum pollution

Please adopt the ‘countryside code’ when walking or cycling

We encourage guests to explore ways of enjoying your holiday with minimum use of your car (and exploring public transport!).

Rules & Regulations

We understand that sometimes accidents happen! Should you break anything please let us know immediately – if it’s minor we won’t charge. If it’s a larger issue (e.g. the TV screen!) we would like to agree the cost with you before you leave to avoid any issues later. Thank you!

All Cottages are No Smoking (including vaping). Smoking outside is ok.

Fortunately, we have had very few problems with irresponsible owners, however in order to continue to keep our cottages dog friendly we must insist on a few house rules – we feel that they are common sense and will not be onerous for considerate owners to follow

House Rules

Dogs must never be left in the cottages on their own, please leave them in your car or take them with you when you go out

We wish to maintain the high standard of our accommodation, and so please ensure that dogs are not allowed in the bedrooms, or on the furniture. We regret that an additional flat charge of £50 will have to be made if carpets, rugs or bed- spreads require additional cleaning

Please clean up after your dogs, it is really important for health and hygiene and also means that everyone can enjoy our beautiful location. Guests with dogs are provided with a supply of bio degradable disposal bags in the cottages- so please make use of them! These should be put in the designated bin.

We have included a list of Dog Friendly pubs.

There is a box of “dog spares” such as leads, towels etc. So please ask if you have forgotten anything for your dog.

You will be pleased to learn there are very few other than those mentioned above!

Please make sure that you put Rubbish and recycling in the right bin

The bins are near the front gates. We try to recycle as much as possible. There are kitchen caddies in each cottage for vegetable peelings, egg shells, apple cores etc (but not meat). The bins are located just inside the main gates on the left hand side looking from the house

  • Grey bin – Rubbish
  • Blue bin – Plastic, paper, tins and cardboard (please tip this straight into the bin)
  • Glass bottles and jars- dedicated bin
  • A worm bin to dispose of the contents of the kitchen caddy
  • A swing bin for dog waste
  • There are spare bio-degradable bin bags in the Broom Cupboard Rubbish collection day is usually early on Tuesday

Safety Information

In the event of a power cut happening at the same time as a fire, we have provided emergency rechargeable torches in each of the bedrooms. We would also recommend that you keep your phones charged at all times as that will not only enable you to call the emergency services, but in the vast majority of cases provide you with additional torches.

From 1 October 2023 all owners that let their property, even for a single night, need to have a full written and recorded Fire Risk Assessment, by law. We take our guest’s safety very seriously and a risk assessment is in place for each property which is reviewed annually and is available on request. In addition checklists covering the fire risks are used by our cleaners between rentals In case of a fire

  1. Exit the property as quickly as possible
  2. Ensure that all persons are accounted for
  3. Dial 999 and ask for ‘FIRE’
  4. State your location (see front page of this book)
  5. Then please notify the owners immediately after calling the emergency services

Do not attempt to re-enter the building until a Fire Officer states that it is safe to do so

The cottages have a fire extinguisher and a fire blanket in the kitchen area. They are also fitted with a Fire alarm and smoke detector.

We ask please, that under no circumstances are you to bring electrical appliances to The Old Rectory, other than laptops and phone chargers, without explicit written permission.

Guest appliances may have not been PAT tested and could as well as compromise safety also invalidate our insurance.

Things To Do

The museum is in the village, next door to “The Buck”.

The collection comprises of some 70 aircraft (including cockpits), and more than 30,000 smaller items. There are themed buildings for the Royal Observer Corps No. 6 Group, the 446th (H) Bomb Group USAAF, RAF Bomber Command, RAF Air-Sea Rescue & Coastal Command, and local aviation from the pioneer years to the present day. There are also numerous exhibitions on special subjects including WWII Decoy Crews, Boulton & Paul Norwich, RAF Link Trainers, aerial photography, radio/radar/electronic counter measures, the Home Front.

Facilities include a Shop, Archive, snack area (NAAFI), picnic tables, and a raised boardwalk to the river Waveney through a Willow plantation – the Adair Walk.

The picturesque market towns of Bungay, Beccles and Harleston are all within 20 minutes drive- all provide the opportunity to shop in individual shops rather than the national chains found in most towns now and also host a good range of excellent restaurants and pubs.

Southwold & Lowestoft are both within 20 miles.

Known as the “Jewel of Suffolk”, at Southwold you can visit the renovated Victorian pier, golden beach and colourful beach huts. Southwold is also the home of Adnams Brewery.

A trip to Lowestoft will enable you to boast that you have visited the most easterly town in Britain- the eclectic mix of wide expansive award-winning beaches, rich maritime heritage and Broadland links makes Lowestoft an attractive place to visit.

The Old Rectory offers an excellent base for guests who wish to walk, cycle, or watch birds. For walkers there are numerous footpaths including the Angles Way and Bigod Way- all of the cottages have Ordnance Survey Maps and we also have a small library of books detailing local walks.

Although Suffolk is not quite as flat as Norfolk ( an attraction we feel!) it is ideal for cycle riding. We are able to offer dry storage for your bikes

Suffolk is one of the best areas in the UK for bird watching all year round – Dunwich Heath, Minsmere, Carlton Marshes, Benacre Broad and the newly opened Hen Reedbeds are all a short drive away from The Old Rectory.

Around 19 miles from The Old Rectory, It is the UK’s most complete medieval city with its network of winding streets and over 1,500 historic buildings. Museums, galleries, theatres, concerts, cinema and festivals provide plenty of cultural opportunities

The ideal way to explore the wonders of the idyllic city is on the Hop On Hop Off Bus.

Hop on board at Castle Meadow West Side at bus stop 1 to start at the beginning or it’s also possible to begin anywhere on the route.

You’ll pass lots of ancient style buildings and take in all of Norwich’s highlights along the way. Hop off to explore further and visit the sights. To get up to date prices and timetable visit the website.

Many of our guests are members of the National Trust or enjoy a visit to one or more National Trust properties during their holiday. Whilst there aren’t any close-by, there are a number that make an enjoyable day-out. These include:-

  • Felbrigg Hall, Nr Cromer

  • Ickworth, Horringer

Bungay is our nearest town. An attractive and thriving market town situated in a loop of the beautiful river Waveney, it benefits from far ranging views over verdant water meadows, which flood most winters, and are grazed by cattle in the summer, creating a tranquil, beautiful landscape – a scene that has changed little in the last 150 years, only enhances the experience for the visitor. Little wonder it is often described as “the jewel in Waveney’s crown”.

Bungay boasts many attractions – The ancient Buttercross, an attractive historic town centre, it’s own theatre and a host of “one off” events.

The Buttercross was rebuilt after the Great Fire of Bungay in 1688. A weekly Thursday market has been held on this site since 1382 and was the place where local farmers displayed their butter and other farm produce for sale.In earlier times the Buttercross was also used as a prison with a dungeon beneath. This was replaced in Georgian times by an iron cage.

Few towns can rival the charm of Bungay with its fine Georgian Architecture a walk in the town will expose many of its hidden treasures – it has lots of individual and specialist shops, some of which have been established for generations, there are also a wealth of antique & craft shops in which you can browse. Bungay is also lucky to have many fine restaurants, coffee shops, cafés and ancient Inns – some of them amongst the most haunted in England!. When in Bungay don’t miss a visit to the Earsham Street Café. They have even put together a series of walks from the Café

Bungay also boasts a traditional sweetshop – A Sweet For You, which offers over 140 jars of old-fashioned sweets as well as a range of Fair Trade & ethnically made toys

Much of Bungay’s rich history has been highlighted around the town in words and pictures by “Broadsheets”, (each resembling a page from an old broadsheet newspaper), describing a landmark or dramas such as the great fire of 1688 and the appearance of the Black Dog in 1577, each illustrated with a sketch.

The Fisher Theatre dating back to 1828, but re-opened in 2006 has once again become Bungay’s “House of Entertainment” it’s wide ranging programme offers something for every taste; from plays, films, concerts, gigs, celebrity speakers, tribute bands, art exhibitions and the very popular annual pantomime.

As well as its regular Thursday market – held in The Buttercross for more than

600 years, Earsham Street hosts three special street markets every year – in

May a Garden Market, in October a Food & Drink Market and in December a Christmas Market.

We are very lucky to have a very good range of food shops in Bungay, which is less than 3 miles from The Old Rectory- so why not give the supermarket a miss and support the local economy – particularly as most shops are independently owned and have had a hard time during Lockdown.

Earsham Street Delicatessen at 51 Earsham Street An award-winning deli where locally sourced items always take precedence, but you will also find exciting flavours from the rest of the world.

Produces Cheese, Skyr, Milk & Butter using raw milk from their herd of cows. Look out for their “Cowshed” on the way into Bungay from The Old Rectory which sells their products.

In the centre of Bungay is the ideal destination for morning coffee, lunch or afternoon tea, with plenty of indulgent treats to tempt you at any time of the day. It has an outside delightful hidden courtyard garden with seating & a glass canopy.

Dogs are welcome in the courtyard garden and will be offered a free biscuit!

The café offers a menu influenced by the seasons and availability of local ingredients. All home cooked, even the jams and chutneys are made in-house. Fairtrade coffee, tea and locally produced cold drinks are served all day. They also have a great choice for vegetarians. Vegan, gluten and dairy-free cakes and meals are available.

Food Offered at The Old Rectory - Evening Meals & Dogs Dinner Breaks

Why not enjoy a dining experience whilst staying at The Old Rectory?

Want to spoil yourself? Let us cook a meal for you, serve it in your cottage and deal with the washing-up afterwards.

All meals are prepared using fresh, local, seasonal products. As befits the country, meals are wholesome and hearty. Vegetarian options are also available.

A two course meal costs £20, and a three course meal costs £24. View our Sample Menu.

What’s the deal? 2 night’s accommodation in one of our cottages (breaks can be extended-please telephone to book). We provide local ingredients in your fridge to enable you to cook a hearty breakfast (free range eggs, sausages & bacon from free range pigs, fresh baked bread & homemade marmalade –it makes you feel hungry just thinking about it!) at a time that suits you. Each evening we prepare a 2-course Dinner chosen from your menu and serve it in your cottage and then afterwards we deal with the washing up. When you arrive, there will be a Welcome Pack containing tea, coffee, cake etc so you won’t have to go shopping during your break or load the car up. Special diets catered for.

To upgrade your stay to a Dogs Dinner break it would be an additional £100 for a 2 night stay for 2 people

Departure Information

Check-out time is 10am. If you would like a later check-out, we’ll do our best to accommodate it. But please bear in mind you’ll need to let us know beforehand and if we have guests arriving that day it will be almost impossible to offer a late check-out due to the cleaners needing to prepare for those guests.

Please –

  • Please leave the bed unmade

  • Place used towels in a bundle – any unused ones can just be left folded

  • Leave as you found – tidy with a cleaned oven and hob

  • Place all recycling in the correct bins in the corner by the entrance to The Old Rectory (this may not be possible if they are still by the road having been emptied on Tuesday, in which case we will do this)

  • Make sure windows are left open to air the property (unless there is heavy rain!)

  • Leave the key in the door
